Why This Site Exists
Most agent sites give you just enough to hit a contact form. This one is different. Whether you are buying, selling, or looking at investment property, the goal is that you leave here knowing more than when you showed up. Then we can have a real conversation.
“I will tell you how it is. My job is to protect your money and get you the best return on your investment. Nothing more, nothing less.”Terry Puffer
How This Site Helps
Most real estate sites give you just enough info to hit a button. This one is built to help you think through the actual math of your move, before we ever get on the phone.
Days on market, price reductions, and the signals that actually matter. No headlines. No hype. Just what the numbers are telling us right now.
Read the market intel →Buying, selling, financing, taxes, investment strategy. Plain language. No fluff. No agenda.
See the full FAQ library →Every active listing across nine counties, updated daily. Search by city, price, school district, waterfront, whatever you need.
Search listings →Market Intelligence
Days on market are improving. There is more inventory than is actually selling. Different neighborhoods, price points, and property types are all moving at different speeds. Treat them the same and you end up giving the wrong advice. Price right, position right, and know the numbers behind your decision. Or plan to chase the market down.
What I Watch Closely
More room to negotiate. Higher rates mean payment math matters more than sticker price. Buy within your comfort zone, do not stretch yourself house poor.
Buyer guidance →Homes still sell when they are priced right and prepped right. Listen to your agent on price, prep the property, and get the smooth process you actually want.
Seller guidance →Common Questions
Timing the market is overrated. Timing your own situation is what matters. Your income, your equity, your goals, your timeline. That is what we run through first. Once your side of the equation is clear, the market question mostly answers itself.
No, and that myth costs a lot of people time. Conventional loans can go as low as 3 percent down, FHA around 3.5 percent, and VA and USDA can be zero down for those who qualify. Twenty percent mainly matters if you want to avoid PMI. Best move: get with a lender, get the real number, then let's run the numbers on what makes sense for your situation.
Affordability is the monthly payment, not the sticker price. Principal, interest, taxes, insurance, all of it. A lender will give you a max number. My advice? Buy within your comfort zone. Do not stretch yourself house poor. There is a big difference between what you qualify for and what you actually want to be paying every month.
Overpricing out of the gate. You can not price a house in today's market like you could in 2020. A home priced above the market sits, and once it sits, buyers assume something is wrong with it. Your first week or two is where you get real attention. Price right the first time or plan to chase the market down.
In Michigan, taxable value is capped while one owner holds the property, and then it uncaps and resets when the home sells. Your tax bill can jump meaningfully from what the current owner pays on the same house. Not a trick, just how Michigan works. Something to know before you sign, not after.
I will tell you how it is. I ran companies before I ran deals, and I look at every transaction as a numbers problem first. My job is to protect your money and get you the best return on your investment. If a deal does not make sense, I will tell you. If it does, I will help you close it smooth.
Residential is the bulk of it, first-time buyers to luxury. But I lean hard on investors, off-market acquisitions, and rehab or fix-and-flip. Also commercial, vacant land, farm, and waterfront. If the numbers work, the property type does not matter much.
How I Can Help
Listings, investor deals, first-time buyers, move-up buyers, and relocations. Residential, commercial, vacant land, waterfront, farm, and fix-and-flip across nine West Michigan counties.
Understand what the payment actually looks like, run the numbers on total cost, and buy inside your comfort zone. Walk-throughs that flag every fix so nothing surprises you at closing.
Full buyer guidance →My core work. Pricing, prep, and execution built around what the market is actually doing right now. Priced right, prepped right, sold smooth.
Full seller guidance →Off-market acquisitions, rehab strategy, and connections to the construction contacts you actually need. Muskegon and Muskegon Heights are overlooked, and there is real opportunity there.
Talk investment strategy →Commercial, vacant land, farm, and waterfront across West Michigan. Different asset, same numbers-first approach. If the math works, we can make it happen.

“Tell me what you are trying to do. I will pull up the real numbers, tell you what makes sense, and tell you if it does not. No pitch, just straight talk.”
Client Voices
About Terry
I was a blue-collar worker until I was 36. I spent seven years driving for a moving company, then ran a sales operation, worked with AT&T, and eventually owned my own manufacturing company. When I sold that business, I needed something to do next. Real estate was not the plan. But once I got into it and realized how much I could actually help people, I was all in.
Since then I have closed roughly 500 transactions and $140M in career volume, mostly here in Muskegon County and the surrounding eight counties. Seventy percent of my business comes from repeat clients and referrals, which is the number I care about most. It means people who worked with me once send me their family, their friends, and their business partners. That is not marketing. That is trust, earned one deal at a time.
My edge is not polish. It is numbers. I ran companies before I ran deals, and I look at every transaction as a numbers problem first, an emotional one second. My job is to protect your money, get you the best return, and tell you the truth about what makes sense and what does not. If a deal does not work, I will tell you. If it does, I will help you close it smooth.
Outside real estate I started a non-profit for the community, spend time with my wife, and have two office cats and four home cats who are basically the marketing team. That is who you are working with.
